All mold testing and inspection include a written report with a summary of findings. Mold testing analysis by EMLab P&K.

Mold Testing Options:

Level 1 Assessment – $185.
Testing and visual inspection of 1 suspect location. Includes 2 samples, visual inspection using IR camera, particle counter, moisture meter, and hygrometer; also ananlysis by EMLab P&K and written report by CRMI, in 3 work days.

Level 2 Assessment – $320.
Testing and visual inspection of house. Includes 2 finished levels, and 3 samples. Add $55 for additional levels or additional samples. Mold service includes lab results and a report written by CRMI; & use of IR camera, particle counter, moisture meter and hygrometer, when appropriate. Sample analysis by EMLab P&K, with results in 3 work days.

Certified - Council-Certified Residential Mold Inspector by the American Indoor Air Quality Council.

Equipment - Infer-red Camera, Laser Particle Counter, Protimeter (moisture meter), Hygrometer, Camera.

Mold testing includes using a handheld laser particle counter. This instrument counts tiny particles in 6 size ranges real time to help steer inspectors to mold problems. It allows us to minimize the number of samples for lab analysis while maximizing the effectiveness of each sample.

Infer-Red camera and Protimeter (moisture meter) are also used for mold testing when appropriate. These instruments can detect moisture inside walls that can lead to a mold problem.

What is mold?

  • Microscopic organisms (fungi).
  • Mold breaks down organic material.
  • Wet conditions cause growth.
  • Mold releases many microscopic spores.
  • Mold spores are present virtually everywhere.


Conditions that Promote Mold Growth

  • Organic food source + humidity
  • Source of water
  • Flooding, plumbing leaks
  • Structural wood floor with poor ventilation
  • Poor drainage away from the house
  • Roof and gutter leaks
  • Shower leaks
  • Humidifiers
  • Sprinkler hitting the house
  • Windows leaking
  • Exterior walls not breathing, causing condensation
  • Breach in exterior wall allowing rain to get in
  • Lumber installed with mold on it.
